A landowner, who holds all the bargaining power, wants to maximize their income from a plot of land worked by a single farmer. The farmer will only accept a deal that is at least as good as their next best alternative. The landowner is considering two types of contracts: a tenancy contract (the farmer pays a fixed rent) or an employment contract (the landowner pays the farmer a wage for a set number of hours). Which contract type should the landowner choose to maximize their income? Explain your reasoning.
