Comparing Contractual Mechanisms for Optimal Outcomes

A landowner seeks to have a worker cultivate their land in a way that maximizes the total economic surplus (the total output minus the worker's cost of effort). The landowner can achieve this outcome using either an employment contract (paying the worker a wage and directing their hours) or a fixed-rent tenancy contract (charging the worker a fixed rent and letting them keep the remaining output).
