Short Answer

Evaluating a Flawed Tenancy Agreement

A landowner wants to rent a field to a tenant farmer. The landowner knows that the total agricultural surplus is maximized when the tenant works 8 hours per day. At this level of work, the total output is 90 bushels, and the tenant's reservation income (the minimum they must receive to be willing to work 8 hours) is 35 bushels.

The landowner proposes a fixed-rent tenancy contract with a rent of 60 bushels per day. Assuming the tenant accepts this contract, explain why this rent will likely fail to incentivize the tenant to work the desired 8 hours.
