Tracking a Retainage Reduction Milestone

Some contracts do not keep the retainage rate fixed for the entire job. For example, a project may begin with 8% withheld and then drop to 3% after the work reaches 60% complete. That change does not help unless someone actively tracks the milestone. The project manager or billing coordinator should put the date on the calendar, verify the completion percentage on the next pay application, and send a written request for the lower rate so future invoices reflect the updated withholding.
